What Is Thermal Imaging?

Thermal imaging (also called infrared scanning or IR) uses a specialized camera to detect surface temperature patterns throughout a home. These patterns show where things are unexpectedly hotter or cooler—often a clue that something needs a closer look.

Thermal imaging is not X-ray vision. It won’t show you inside a wall. But it will highlight temperature differences that point to potential issues such as:

Hidden water leaks

Missing or damaged insulation

Electrical hotspots

HVAC or airflow problems

Roof or wall moisture

Hidden pest or rodent nests (yes, really)

A home inspection is a visual non-invasive check of a house’s visible and accessible areas. Its goal is to show the house’s condition at the time of inspection and point out defects, safety risks, and maintenance needs.

The inspector reviews major items such as the roof, exterior, foundation, structure, attic and insulation, plumbing, electrical, heating and cooling, interior, doors, windows, and visible appliances. They look for damage, wear, poor installation, or anything that needs repair or further evaluation.

After the inspection, the client receives a detailed written report outlining the inspector’s findings, often including photographs, descriptions of observed issues, and recommendations for repairs or further evaluation by qualified professionals. While a home inspection cannot predict future conditions, it provides valuable information that helps clients make informed decisions about the property.

Water Quality Testing

In Ohio, many residents receive their drinking water from ground or surface water resources through private water systems such as wells, springs, ponds, rain water cisterns, and hauled water. The Ohio Department of Health (ODH) requires that the water provided from these systems be tested for a few basic contaminants upon completion of the private water systems construction, alteration or other activity under an open private water systems permit. Once that open permit receives final approval from the local health district, property owners need to take special precautions to ensure the protection and maintenance during the life time of their private water systems. The required tests to approve a private water system permit are:

Nitrates

In many areas, mortgage lenders require water quality testing for properties with private wells. Water quality testing is a specialized but simple test that checks a home's water supply for contaminants and pollutants, such as chlorine, lead, and coliform bacteria. Testing can also reveal chemical imbalances of the pH, and other attributes, such as hardness. Testing ensures that the home's water is potable and safe for everyday use. The EPA recommends that a residential water supply be tested annually for bacteria, nitrates, solids, pH levels, and other factors. The frequency of these tests may be increased based on the age of the home's occupants (infants are particularly susceptible to the effects of lead exposure), whether there are known risks of contamination, or whether any repair or construction work was recently conducted on or around the well or plumbing system.

My name is Jesse Dean and I started Rock City Inspections in 2026. I am a state certified Fire Safety Inspector and a Part-Time Firefighter/ Paramedic. I am a subject matter expert in building construction and science. My experience started in 2007 as an electrician in the U.S. Navy.
